POOL UPDATES
The light fixture in the lounge pool has been repaired.
 
LANDSCAPING
Woodlake Outdoors is currently in the process of removing all dead trees and plants. When the weather cools down, they will start replacing the plants.
 
PARKING
We want to remind residents that the HOA has no authority over street parking.
The amenity center parking lot is reserved for residents using the pool, fitness center, and overall amenity area. Vehicles should not be parked overnight. Parking signs have been installed and we will begin towing at the owner’s expense.

POOL UPDATES
We are aware that the light fixture in the lounge pool is broken and we are working on getting it fixed. Our pool vendor has informed us that the pool is safe to swim in.
We would like to remind residents to refrain from opening the gates to let residents in the pool area. Every resident must use their key card to enter. If your card is not working please contact the management office.
 
FITNESS CENTER
We would like to remind you that children under the age of 13 are not permitted in the gym.

LANDSCAPING
Due to the extreme heat and several irrigation breaks over the last couple of weeks, some of our plant life has suffered from the lack of water. Woodlake landscaping has been out around the community over the last 2 days giving our plants some extra care. We hope the increased hydration will help revive them. 
Over the next few months, Woodlake will be removing all dead trees, plants, and bushes to make room for the new ones that will be planted in the fall.

The deck under the large pavilion was power washed this week. Please pick up any trash or food before leaving the area so we can keep it looking clean!
Our pool monitors are strictly enforcing our pool rules. Please review them to avoid any confusion.
If your access card is not working for any reason, please visit us during office hours. You will not be permitted to enter the pool area without a functioning card.

LANDSCAPING UPDATE
 
We continue to work with our insurance company on finalizing the assessment of landscape damage and replacement costs due to the winter storm. We should reach a resolution soon and begin that work promptly.

Community Updates
Spring is upon us and we wanted to take a moment to review our landscape covenant requirements.
 
Lawncare
Lawns must be free of weeds and mowed and edged regularly. This maintenance includes weeding of landscape beds and tree wells. Please take the time to ensure that these minimum expectations are maintained.
 
Covenant requirements aren't usually anyone's favorite topic but they are an integral part of maintaining a beautiful and cohesive community.

Staffing Update
 
Welcome Brooke Johnson, Operations Coordinator, to Gateway Parks!
 
Brooke will be located in the staff office inside the Amenity Center and will be helping the team provide outstanding service to Gateway Parks residents. In this role, Brooke is also responsible for general community operations including, but not limited to, new resident welcome packets and orientation, inspections, and vendor oversight.

Community Update
Dear Homeowners,
 
Over the course of the last year and a half, Brandon Norman has been a valued community manager for Gateway Parks. Unfortunately, Brandon will be moving on from our community, and his last day will be Monday, December 13. We thank him for his service to the community and wish him the best of luck in his future endeavors.
 
CCMC has already begun searching for his replacement to fill the community manager role and will continue to look for the best candidate for the position. We will notify you once a selection has been made.
 
Until that time, CCMC community manager, Jordan Jones will be assisting with management of your community. Please feel free to contact him during the interim for any questions or concerns you may have regarding your Association.

Community Update
I hope you all have had a wonderful week and are looking forward to our annual Fall Festival tomorrow! I look forward to seeing you all there; until then I have a few updates for you to review below.
 
Playground/pool area access system
 
I’m sure you are all aware of the extended outage of our gate access system for the pool area. After gathering bids and assessing the best products for future growth, the board has approved the bid replacement of the access system. I have not received the exact installation date, but it should be around the end of November.
 
Fitness center painting
 
We have also received approval for a bid to paint the fitness center. Once we have a time scheduled for this, we will communicate that via e-blast. This will mean a couple days of downtime for the facility while that work is completed. Again, we will share that information ahead of that project starting.
 
Annual meeting

Selling your Home? Things to know
 
RESALE CERTIFICATE
The resale certificate contains information specific to the home and its standing with the association. For example, past due or credit balances, pending violations, and fees due at closing are all part of this certificate. In addition, information about the association is disclosed, including any assessment details, reserve fund balances, and any pending litigation.
 
GOVERNING DOCUMENTS
Digital copies of the association documents, including the Development Area Declaration, Bylaws, Modification Guidelines, and Master Covenant, are all provided for distribution to the buyer.

Fitness Center
 
We FINALLY have a repaired and functioning air conditioner in the Fitness center. I apologize again for the delay in the repair, but we finally received the part to complete the repair. With that, PLEASE ensure the doors remain closed so the fitness center will remain cool. Additionally, a third-party company inspected all fitness equipment, and all came back in good working order.
 
Pool Clarification
 
As you may have seen, the pool designations have changed to clear any misunderstandings of pool facility accessibility. The Fair Housing Act does not allow for the restriction of access to amenities based on familial status. Therefore the enforcement of an “Adults-Only” pool would open the association to violation of that federal statute. I understand the naming of the pool previously would create some confusion, so we took the opportunity to change it to “Lounge Pool.”

Way to go on the beautiful job that most of you are doing with landscape maintenance. I've definitely seen some improvements over the last month. I also want to re-iterate some important covenant requirements so that we can continue to maintain a beautiful and cohesive community.
 
Lawns must be mowed and edged regularly, and be free of weeds.
Landscape beds and tree wells must be free of weeds and grass.
Trash cans must be stored out of sight when not out for collection day.
Parking recreational vehicles, boats, and trailers on property is a violation of the covenant. If you have a temporary circumstance, please reach out to me to discuss the situation further.

I wanted to address some concerns brought to my attention regarding the cleanliness and care of the pool area and fitness center.
 
NEW JANITORIAL SERVICE - while this took longer than we would like, a new company was hired to clean the pool bathrooms, fitness center, and amenity center 3 days per week. They started last week and we look forward to MUCH IMPROVED service in all areas of the amenity complex. Even with that enhanced service, we ask that all residents using the facilities take care to clean up after themselves.
 
FITNESS CENTER AESTHETICS, ETC. - The fitness center has seen heavy use since its reopening at the end of last year. While this is great, it does show the effects of that. As a result, we will be instituting annual cosmetic repair and equipment inspections. I anticipate having cosmetic repairs completed within 30 days, and inspections scheduled as well. These items will also be an annual budgeted item beginning in 2022.

As we approach the end of January, I wanted to remind everyone that holiday lights and decor must be removed within 30 days of the holiday. Please remember to take down holiday lights and lawn decor to avoid any violations.

Builder Update
Yesterday I had an opportunity to speak with a couple of the builders and look at a few model homes here at Gateway Parks. I heard some very positive news from them regarding the continued growth of the community. Sales are continuing to stay strong and they are excited about coming opportunities.
 
I have asked builder sales staff to reach out to me if prospective buyers have questions about the community or association. I would also ask that current residents do the same. Be assured that association staff will be able to share current information for the community. I know out-of-date or inaccurate information has occasionally been shared from sources outside of association staff, and I would like to ensure that the correct information is relayed from official sources.

Community Updates
Due to the increase in Covid-19 cases, and in an effort to help prevent the spread of the virus, the Association is implementing the following changes, effective immediately:
 
All in person Association activities are cancelled, however, we will continue to offer a mix of virtual events and activities.
 
The Amenity Center is closed. Any resident meetings will require an appointment and be held outside of the Center where masks will be worn and physical distancing practices will be observed.  
 
At this time, the pools will remain open at the current 25% occupancy limitation. We ask that you continue to follow the CDC guidelines on physical distancing and state executive orders regarding wearing a facial mask.

Community Update: Re-opening of Amenities
While Governor Abbott’s May 5th Executive Order allows for pools to re-open as of May 8th, the required restrictions could be fairly complex, very limiting, and would likely require the Association to realize additional expenses above and beyond our normal amenity operating costs. It is not mandatory that pools be opened; however, we can all appreciate the strong desire to reopen pools and other common amenities.
 
It is important to have a disciplined approach to opening our amenities and continue to safeguard the health of the community. Please be patient with us during this difficult time, and understand the processes that have been put into place are for the safety of our residents and staff.
 
Pools
The Board is pleased to announce that the community pools will re-open beginning Monday June 1st with a 25% maximum occupancy. At this time, pool access will be limited to RESIDENTS ONLY, guests will NOT be permitted.   It is our expectation that all residents using the pool and other amenities will follow the CDC (Centers for Disease Control) guidelines for the prevention of the coronavirus.  We don’t anticipate any issues, however, at the Board’s discretion, if consistent noncompliance with the guidelines is observed, re-closure of the pool and other amenities will occur.
 
New pool hours and enhanced safety protocols will be implemented and enforced by an on-site pool monitor. Residents will be required to enter through the front gates (by the parking lot) only, and check in each time with the pool monitor.  During each visit, Residents will be required to show ID, and sign in with full name and street address. The pools will be available on a first come, first served basis. Once maximum occupancy has been reached inside the gates, no-one else may enter until occupancy permits.
 
Residents will be REQUIRED to sign a WAIVER prior to being admitted to the pools. Waivers will be available to download from the community website next week or at the Amenity Center by appointment.

Fitness Center
Since we do not have adequate staff to implement and enforce occupancy limits and enhanced protocols, the Board of Directors has determined that the fitness center will remain closed until which time we can re-open at 100% occupancy.
 
Amenity Rentals
Amenity rental requests will be accepted beginning June 1st for rentals occurring after June 30th. Available amenities will be rented at 25% of total occupancy until further notice. For more information on amenity rentals, please visit https://www.mygatewayparks.com/rental-reservations/

Amenity Update
As summer approaches, we are beginning to get questions about the opening of our community pools, as well as our fitness center.
 
While the Governor’s orders from earlier this month allowed pools and gyms/fitness centers to reopen, these orders also included new guidelines that raise several liabilities for the Association, and in turn, its residents and Board.
 
We must create a solution for these in order for the pools and fitness center to open. This includes guidelines from the Centers for Disease Control (CDC) as well as those imposed by the State of Texas, City of Forney, and Kaufman County.
 
Per the new orders, we can only permit 25% of total capacity while maintaining social distancing guidelines, as well as providing constant cleaning of high-touch surfaces, in some cases after each use. If these standards are not met, the Association could be forced to close the pools and be fined by local authorities. 
 
As the pool in our community is not actively managed with on-site staff or pool monitors, and the fitness center is not monitored, this presents a challenge for the Association, as this is not an expense that is budgeted for and can be very costly to provide during operating hours.
 
Understanding the risk associated with COVID-19 and the “new normal” we are faced with, the Board of Directors is working closely with CCMC’s management team and executive leadership team to provide an action plan on what our next steps are. We are also in constant communication with the Association’s attorney, who is providing us further guidance to limit exposure to the Association and its residents.
 
Our priority is the safety and well-being of those utilizing our amenities. While we cannot predict an opening date for the pools or fitness center at this time, we are working on a plan to do so in a safe manner, while complying with all local, state and national guidelines.
 
We would like nothing more than to see our residents and families enjoying the amenities; however, we need to do so safely and responsibly.

Community Update
Gateway Parks Board of Directors and the onsite management team consider the health and safety of all residents and staff to be of the utmost importance. We recognize that resuming normal operations will need to be executed in phases to allow for flexibility, safe social distancing practices, and evolving health and safety standards. 
 
Association Office
Beginning next week, the Amenity Center Staff Office will be open during normal office hours, Monday – Wednesday. As we continue to practice safe physical distancing, we ask that you schedule an appointment if you need to visit the office to meet with a staff member.

Re-opening of Amenities
The pools, playground, fitness center, and event room will remain closed at this time. We will continue to be vigilant in keeping up to date on orders and recommendations on the safe use of shared facilities, and will re-open these amenities when it is safe to do so.
 
Lifestyle
Shonna Camacho has created a virtual lifestyle program that will continue through the end of May. Beginning in June, we anticipate a mix of virtual programming and in person events with physical distancing to get us all back into the swing of socializing safely.

Pools, Pavilions, and Amenity Use
 
Under the current “Shelter in place” orders, the pools, amenity center and fitness center remain closed until further notice. We will open all amenities as soon as we are able.
 
We have allowed access to the pavilions and bathrooms as we know residents are out and about. Please continue to follow physical distancing guidelines, wash your hands or use hand sanitizer, and stay home if you feel ill.
 
Dogs, or any other pets, are at no time permitted in the pools. Pets are not permitted inside the pool gates unless they are a service animal.
 
Disregard of these or other pool rules may result in card deactivation and /or possible fines for damages caused to the facility.

Community Operations Update
 
All of us have been affected by the recent pandemic and the COVID-19 virus - whether we are working remotely, homeschooling our children or dealing with an ill family member, it's important that we all stay connected and safe during these unprecedented times.
 
As the COVID-19 situation evolves, your management team has been in constant communication with your Board of Directors to discuss precautions in your community. Currently, the amenity center and fitness center are closed. This is per the state's order closing all fitness and gym facilities, and shelter in place orders. While the playground remains open, we ask that you utilize the CDC Guidelines for ensuring a safe playing atmosphere and limit your interactions.
 
As you may have seen in a recent announcement, the Board of Directors has temporarily suspended the holiday light standards through the month of April for the Holiday Deco Mashup event. During this time you may put up your holiday lights, and decorate in any holiday theme, to bring a little joy and festivity to the community.
 
In closing, remember to heed the advice of your government and health officials. If you are not feeling well, stay home. Remember we are all #AloneTogether in this.

Community Operations Update
 
In compliance with city and county Shelter in Place orders, effective immediately, the Amenity Center will be closed until further notice.
 
Management will continue to be available via phone and email, and we will continue to offer alternative lifestyle programming within the set parameters.
 
We will continue to provide updates to you as information becomes available to us.

Resident Health & Safety
 
The health and safety of our residents is one of our top priorities, and we are actively putting protocols in place to minimize health risks and exposure. We will continue to monitor the current situation and share any updates as things evolve.
 
The CDC recommends the following preventative practices:
 
Avoid close contact with people who are sick.
Wash your hands often with soap and water for at least 20 seconds. If soap and water are not available, use an alcohol-based hand sanitizer.
Avoid touching your eyes, nose, and mouth.
Cover your cough or sneeze with a tissue, then throw the tissue in the trash.
Clean and disinfect frequently touched objects and surfaces.
If you are ill, or feel that you may be at risk, please contact your healthcare provider immediately.

The medians along Gateway Blvd. are now maintained by the City of Forney and not the association.

The fitness center is now outfitted with yoga mats, storage cubicles and coat hooks. The Board has denied our request for heavier weights, but we are looking into other equipment requests.

On Sunday January 13th an accident on Gateway Blvd took out a flagpole and damaged the landscape at the CR 212 crossing. 
 
These damages could take some time to repair but we are working diligently to ensure the work is completed as soon as possible.

New Year Reminders:
 
Q1 Assessments were due on January 1. Late fees will begin accruing on January 30.
Compliance drives will resume on Monday, January 6 and continue each Monday.
Violations will be sent within 24 hours of each inspection.
Corrected violations will be closed with no further action needed.
Uncorrected violations will receive additional notices and could incur fines as per the bylaws.
Common violations include:
Visible trash cans on non-trash pick up days.
Unapproved architectural modifications.
Prohibited vehicle parking, such as commercial vehicles, recreational vehicles, water crafts, and trailers.
Landcape neglect such as weeds and tall grass.

Hot Topics - Flags
The flag poles at the north entry of the community have been modified so that the flags are accessible to the HOA and more easily managed.
 
In an effort to protect the integrity of the flags and keep them positioned appropriately at all times, we are creating a Gateway Parks Flag Committee .

Policy Update: Fitness Center & Amenity Use
As always, your safety is our priority! With that in mind we want to remind you of the following policy for amenity usage.
 
Per your signed Facility Use Agreement, children under 16 MUST be accompanied by an adult (18 or older) to ACCESS and USE ANY AMENITY.
 
In particular, the Fitness Center can be an extremely dangerous place for children. Equipment is heavy and expensive to replace, and there is currently no one to monitor this space. Please do not allow your small children to access or use fitness center equipment.

Saturday Event Traffic
 
The 2nd Annual Colors of Autumn Fall Festival is happening tomorrow, 10/12! You can expect some heavy traffic and parking within the community before and during event hours.
 
Vendors will begin moving in at 8 a.m. and moving out from 3-3:30 p.m. We anticipate parking along Village Creek Dr. and possibly other residential streets. Everyone has been advised not to block driveways or street access.
 
If you plan to attend the event and are able to walk over, we recommend that you do to free additional amenity center spaces and reduce street parking. We are looking forward to an amazing event!

Guest Wi-Fi
 
We finally have guest wi-fi at the Amenity Center! Now you can google, tweet, chat, and listen to your tunes while you're in the fitness center or event room.
 
We are working to get cable tv connected as well. We will let you know once it's installed and operational.

Sports Field Progress
 
If you haven't heard, we have 2 sports fields going in near the south entrance of the community.
 
Irrigation has been completed and fencing is now being installed. We have not received word on a completion date, but we will keep you informed as we recieve intel.
 
We currently have no plans to "rent or reserve" the space. The fields will be available on a first-come, first served basis for RESIDENTS ONLY.
 
We are very excited about these new additions!

Amenity Rental Policy Change
 
Please make note that the amenity rental policy has changed with regard to rental deposits.
 
Moving forward all rental deposits will be submitted to accounting for deposit into the bank and refunded within 3 weeks, less any damage fees.

Helpful Reminders: Trash Pick-Up
 
Trash is collected once a week on Wednesday. Recycle is collected every other Wednesday.
Household trash may be in customer owned cans or disposable bags or boxes.
Containers may not weigh more than 50 lbs when filled.
All recyclables must be placed inside the blue 95-gallon recycle cart.
All trash containers must be stored out of view, except on collection days.
Always use heavy bags or appropriate containers that are properly, and adequately secured for all of your trash disposal so that litter and debris is not strewn about the community.

Mosquito Season
 
It is the time of year when mosquitos come out in full force. Unfortunately due to all the recent rain, they are really making their presence known around here.
 
Although it can feel like an uphill battle, we wanted to share some tips to combat these unfortunate pests.
 
Keep your grass cut short.
Keep trees, bushes, and other vegetation trimmed back on a regular basis.
Use crushed rock instead of mulch around flowers and garden beds.
Empty kiddie pools, birdbaths, watering cans, buckets, and pails every day.
Gather up toys, tools, tarps, and other items that collect rainwater.
Create a drainage line to effectively drain puddles.
Fix leaky fixtures, hoses, and faucets immediately.
Keep rain gutters free from clogs.
Direct rainwater away from your foundation.
Plant lemongrass, catnip, lavender, basil, citronella, and marigolds near-by.

Community Facilities Usage
 
Your safety and the safety of your children is TOP priority to us! In keeping with policies that protect your safety, this is a gentle reminder that children under the age of 16 years old are not permitted to utilize community facilities without being accompanied by a resident the age of 18 or older. This includes the pool amenities, amenity center, and fitness center.

When are assessments due and how much are they?
Assessments at Gateway Parks are currently set at $180 due on a quarterly basis; every January 1, April 1, July 1, and October 1.
 
Can I pay my assessments on-line?
Yes! To make an assessment payment online, please select the Online Payment option on the homepage at mygatewayparks.com to be directed to the Union Bank online payment website. You have the option to pay with a credit card (includes a processing fee), or an eCheck (no fee). Be sure to have your account number and amount due handy.
 
Can I set up automatic payments?
Yes! Download our Payment Info Sheet to see all of our payment options.

If not, you can request a copy of your statement by calling CCMC's corporate accounting office at 888-257-1388, or contact the Community Manager to request your account balance and payment options. As a reminder, if you have signed up for automatic payments through Union Bank, please make sure you are checking your bank account to assure the payment is made on time, as their auto-payment system does expire, and we want to be sure to avoid any unnecessary late fees.

This past week 13.94 acres on the west side of Gateway Blvd. were transfered to Forney ISD for a new elementary school. Reportedly a bond election will be held in November of this year to secure funding for the school.
On the east side of Gateway blvd. at the 1641 entrance, 2 large areas of land will be irrigated and sodded for residents to use for recreational activities such as sports practice, etc.
 
More information to come as work progresses.

As a reminder, all modifications that are visible from any public location require approval from the ACC. Visit the Gateway Parks Association website to read the community requirements and access the ACC application. For questions regarding submission, please contact the Community Manager.

Weeds
All of the recent rain has brought on the weeds in full-force this year. If you’re noticing a yard full of weeds, visit your local lawn and garden store to pickup some pre- and post-emergent treatments. Pre-emergent helps to prevent future weeds, while post-emergent treats weeds that have already made their way through your yard. If you’re struggling to get your weeds under control, we recommend consulting with a landscaping professional to determine what options are best for you and your yard.

Automatic Payments
If you have signed up with the online UnionBank payment center for automatic payments, please be aware that these auto-payments do expire after a set period of time. CCMC offers a Direct Deposit option where you can signup for automatic payments that do not expire until they are cancelled. Please click HERE to download the Direct Debit form.
 
If you need any assistance with filling out the form, please contact me. *Note: if you choose to use UnionBank’s automatic payment options, please be sure to check your bank account to assure the payment is being withdrawn each quarter.
 
Amenity Center Progress
We’re well on our way! The management team will begin moving into the Amenity Center on Tuesday, March 5 to prepare for the Grand Opening. We are very excited to get everything ready for you all to enjoy! If you need to meet with Shonna prior to the Grand Opening on March 16, please be sure to set up an appointment by phone or email, since construction work is still on-going and the Center is not yet ready for visitors.
